Circular skylights bring the movement of the sky into every bedroom. The master suite opens towards the ocean or the surrounding jungle.

Do I own the villa outright?

You acquire exclusive long-term usage rights to a specific villa, registered with a local notary; the land is held under Indonesian freehold by a local landowner, with a registered 30+30 year lease.

How long do my rights last?

30 years plus a 30-year extension option, up to 60 years. Extension at prevailing market rate; if no agreement, the median of six independent Bali appraisal firms sets the price.

What return can I expect?

The model projects 10–14% p.a. with indicative payback of 7–10 years for the Bukit villas, depending on occupancy. Subject to operating costs. Projections, not guarantees.

Can I use the villa myself?

Yes, 14 nights per year free outside peak season, bookable at least 60 days ahead. Own use at actual operating cost; peak season at owner rate (−30% off ADR).
